Building manager or strata manager: who does what?

Both roles look after the same building, and owners often mix them up. The short way to tell them apart: the strata manager runs the administration, and the building manager runs the building.

MYBOS is used by both, with building managers on site and strata managers overseeing schemes.

What is the difference between a building manager and a strata manager?

A strata manager handles the administration and finances of the strata scheme. A building manager handles the physical running of the building, usually on site.

Exact duties depend on each manager's agreement with the body corporate and the laws in your state.

How do the two roles work together?

The strata manager decides and pays, the building manager organises and does, and the committee sets direction for both.

A typical repair shows the split. A resident reports a fault, and the building manager logs it, inspects it and gets quotes. If the cost is within the agreed limit, the strata manager approves it, otherwise it goes to the committee. The building manager books the contractor and oversees the work, and the strata manager pays the invoice.

Things go wrong when the two are working from different records: the building manager's spreadsheet says one thing, the strata manager's inbox says another.

Does every building need both?

No. Smaller schemes often have only a strata manager. Larger buildings, with lifts, plant, pools and many residents, usually add a building manager.

Some schemes self-manage, with the committee doing much of the administration. Whatever the setup, the work still has to be done and recorded. How does MYBOS help both roles?

Both work from the same record, each with access suited to their role.

For building managers

Work orders, the maintenance schedule, contractors, assets, parcels, keys and resident communication, on the web and in the mobile app.

For strata managers

Approvals, documents, by-laws, reports and oversight of several schemes from one dashboard, with audit trails on every job.

“With MYBOS, building managers now spend less time on admin and more time on-site.”

Building and strata manager questions, answered

Is a building manager the same as a caretaker?

The terms overlap, and some buildings use them interchangeably. In general, a building manager runs the building's operations, contractors and records, while the word caretaker can describe a more hands-on role. The duties depend on the agreement with the body corporate.

Who hires the building manager?

Usually the body corporate, through the committee, under a building management agreement. The strata manager may help with the process, but the building manager works for the owners.

Who do residents contact about a repair?

In buildings with a building manager, residents usually report day-to-day issues to them. In buildings without one, requests usually go to the strata manager. Either way, logging the request in one system keeps the history clear.

Can a strata manager also be the building manager?

Some firms offer both services, but they are still different roles. The strata manager handles administration and finances, and the building manager handles the physical running of the building.

Do both roles use MYBOS?

Yes. Building managers use MYBOS to run the building day to day, and strata managers use it for approvals, documents and oversight. Access is role based, so each person sees what they need.
